觀塘安達臣道對出港人首置住宅地將於周五(15日) 截標，華坊諮詢預計每方呎樓面地價4,200至4,500元。折合估值約45.7億至49億元，屬市場下限價。
項目將來須提供不少於1,000個資助房屋單位，梁氏指出，首置單位的售價，運房局會參考當時估值師的評估，並以市價八折出售，該局擁有最終售價的決定權。
由於賣地章程要求取得入伙紙後才隨機抽取首置單位，而且在推出首置單位價單前，不可推出私樓單位的價單，即無論首置及私樓單位，都只可以現樓形式推售，無法預售樓花。這安排對日後開售的時間表有所約束，令發展商利息成本及投資風險增加。
此外，由於安達臣道一帶公營房屋比例高達九成，也會直接影響是次賣地的成績。
梁沛泓續稱，該幅地皮地勢較高，物業落成後中高層單位可享有開揚遠海景。不過，項目距離區內擬建的大型商業設施和政府聯用綜合大樓較遠，經將來的行人天橋至寶達邨商場亦需要約10分鐘路程。
