Encourage the Provision of Residential Care Homes for the Elderly



鼓勵私人發展建安老院舍


地政總署於6月21日推出了一項促進在私人項目建安老院舍的新作業備考。原有計劃為符合資格的安老院舍提供土價豁免，但在過去廿年中僅收到七份申請。

新的試驗計劃將擴大了優惠範圍，允許新發展項目中的安老院舍獲得樓樓面積豁免。計劃推行至2026年6月，城市規劃委員會和屋宇署在試驗期間可允許更高的地積比率。日後新發展項目的主體部分可能通過新計劃建得更高，獲得較佳的景觀。

Encourage the Provision of Residential Care Homes for the Elderly


The Lands Administration Office of Lands Department launched a new Practice Notice on 21 June regarding Incentive Scheme to encourage the provision of Residential Care Homes for the Elderly (RCHEs). The original scheme provided land premium exemption for eligible RCHEs, but only received seven applications in 20 years.

The new pilot scheme, lasting until June 2026, expands the concession area and allows for GFA exemption for RCHEs in new developments. The Town Planning Board and the Building Department may permit higher plot ratios during the pilot period. New development could therefore be elevated by the area concession to gain better view, and potentially enhancing the values of development sites.
