今年受新冠肺炎疫情嚴峻、商業氣氛疲弱,兩度有商業地流標影響,原本上季推出的中環新海濱3號商業地王押後至本季推出。政府昨日公佈,該地今起開展長達6個月招標期,並披露有關「雙信封制」詳情,地價及技術設計評分各佔一半,並委任8位技術顧問提供專業意見。惟入標按金仍維持5,000萬元,有測量師擔心總價高昂,或未能堵塞撻訂漏洞。市場對地皮估值320億元至611億元,每方呎樓面地價約2萬元至3.8萬元,以總價計,或仍創出新高紀錄。


CHFT estimates that Central Waterfront Site 3 can be sold for about HK$50 billion. However, the bid deposit is still the same as the previous land sales of HK$50 million, accounting for only about 0.1% of the land price. It is not ruled out that there will be consortiums in an attempt to cater to the taste of the government, and submit multiple designs with multiple bids to increase the chance of winning.
