文輝道項目九倉奪標呼聲最高 華坊估值最高達65億


以「一拆二」形式推出的山頂文輝道第二幅住宅地皮今日截標,雖然是次地皮規模較細,部分抱著執平貨心態的發展商不會再入票,所以只接獲 5份標書,比去年十二月第一幅地皮的7份標書少。


兩週前政府公佈了第一幅地的其餘標價,九倉的出價比第二標高達 12.3%。九倉在山頂的土地儲備超過 50萬平方呎,是山頂區最大業主之一; 華坊相信九倉今次出價仍然會比其他發展商進取,再次奪標的呼聲最高。但受惠於政府剛公佈其餘標價,九倉會調低入標價以爭取更高的回報。


綜合文輝道兩幅地皮最終賣地的結果及早前的流標,政府應檢討日後每幅推出地皮的規模,盡量維持發展商之間足夠的競爭性,保障庫房的收入。另外,公佈其餘入標價,雖然增加市場的透明度,但會影響之後同類地皮招標的結果。下次推出相連地皮的時候,政府可考慮將兩次的招標期縮短,或將公佈其餘標價的日期延後。


華坊估計文輝道第二幅住宅地皮可售63至65億,每呎樓面地價43,500至44,800元,屬市場估值下限。


A tender for the site at Nos. 9 and 11 Mansfield Road, the Peak, has been closed today and were received 5 bids. The number of bids was less than last December Wharf’s tender for 2, 4, 6 and 8 Mansfield Road for HK$12 billion.


Wharf has confirmed the submission of this tender by today. Two weeks ago, the government announced the remaining bid prices for the first piece of land, and Wharf’s bid was 12.3% higher than the second bid. Wharf’s land bank on the Peak exceeds 500,000 square feet and is one of the largest owners in the Peak District; CHFT expected Wharf will offer a higher price to ensure winning the bid and the call for another bid is the highest.


CHFT valued the residential site at between HK$6.3 billion and HK$6.5 billion, or HK$43,500 to HK$44,800 per buildable sq ft.
