深水埗長沙灣一帶近年加快轉型,市建局東京街、福榮街及元洲街重建項目於本月五日截標。該地盤最高可建樓面約10.4萬平方呎,華坊諮詢評估資深董事梁沛泓指,項目距離長沙灣港鐵站只有1分鐘步程,對面為發售中的恒大‧睿峰。由於市建局定出的發展限制,預計項目將主打1、2房戶型位。賣樓分紅門檻約23億元,即每呎樓面售價約2.2萬元起才要分紅。對於日前旺角蚊型地低價批出,他指是由於與地皮質素有關,屬個別情況。參考2018年兩幅同區市建地盤批出,是次項目規模適中,相信吸引中小型發展商爭奪,估計地皮可售每呎樓面約9,000至9,500元。


An URA redevelopment project Sham Shui Po will close tender tomorrow. Our Alex Leung expects the tender will attract a number of small to medium sized developers as the scale of the project is moderate, and the location is in Kowloon urban area within a short walk from a subway station exit.
