華坊諮詢評估資深董事梁沛泓表示,觀塘安達臣道對出港人首置住宅地將於周五(15日) 截標,該行預計每方呎樓面地價4,200至4,500元。折合估值約45.7億至49億元,屬市場下限價。


項目將來須提供不少於1,000個資助房屋單位,梁氏指出,首置單位的售價,運房局會參考當時估值師的評估,並以市價八折出售,該局擁有最終售價的決定權。


由於賣地章程要求取得入伙紙後才隨機抽取首置單位,而且在推出首置單位價單前,不可推出私樓單位的價單,即無論首置及私樓單位,都只可以現樓形式推售,無法預售樓花。這安排對日後開售的時間表有所約束,令發展商利息成本及投資風險增加。


此外,由於安達臣道一帶公營房屋比例高達九成,也會直接影響是次賣地的成績。


梁沛泓續稱,該幅地皮地勢較高,物業落成後中高層單位可享有開揚遠海景。不過,項目距離區內擬建的大型商業設施和政府聯用綜合大樓較遠,經將來的行人天橋至寶達邨商場亦需要約10分鐘路程。
